The foundation on this spec home has been poured, and it includes more than just the standard tar waterproofing. “We use what is called Delta Waterproofing System,” said Brian DeMarco, owner of DeMarco Custom Homes. “Most builders use the standard tar method of water proofing the foundation wall, which keeps water out. That works well until it gets dry and brittle after many years. Then it tends to crack with the movement of the concrete walls in the basement and lets water in. With our foundation, however, a perforated rubber membrane goes around the entire foundation wall in addition to the tar damproofing. This keeps water out—it has to go through that membrane first before it even gets …
